Precast wall vs metal fencing

Hello! I was with one of my cousins the other day when he came to my house on a Sunday saying that he was going to buy a property and requested if I was interested to join him. I was not planning to purchase any property being it many reasons could the main reason be that I am not wealthy enough to purchase properties. I insisted him that I would join for a ride as there was not much to do at home on a Sunday.

 

We went to the property owner on the outskirts of the city or may be a little away from the city. We saw that the property was a 40 acres layout and the owner was humble enough when he was talking the facts about reality industry and the market today. Then we went for a walk and a small drive through the premise and in fact it was a good investment for my cousin. Then we sat down talking to the owner in the office and we were discussing the payment modes and other involved factors in purchasing a small piece of land in the same premise.

Observation:

What I observed was that the whole property was covered with a pre-cast wall of about 6 feet tall. In my calculation, I think a 40-acre property would be around 5,544 or rounded up to 5,550 linear feet in length or 1,690 meters. This is like a decent business idea which came to my thought for chain link.

 

Suggestion:

I could not suggest to the owner about considering to fence his boundary with the chain link fence or the welded mesh fence as I was just an observer that day.

I was not buying anything from him so I felt I should not talk much when I am not contributing anything to him. I just kept quiet.

But on the way back, I was talking to my cousin about the property being fenced with our kind of a visible wall and then we took off with a discussion on it. I asked him,” wouldn’t it be a good idea that he fenced his property with our kind of fence?” and immediately he showed his surprise,” why didn’t you express this when we were on the land and I would have asked the gentleman selling the property to me?”. Adding to this point, when the owner has sold all his pieces of land on the property, he must construct a 9” or a 6” proper wall around the layout, and then can he leave his rights and responsibilities on the land. When this has to be done, the precast wall has to be destructed. What do we get when we destruct start constructing a new wall? Nothing but more investment on the new wall. You cannot sell the pre-stressed concrete to anyone or rather no one will even buy it. This is where a metal fence comes into an advantage.

 

You get paid well for a fence when in good condition or even if it is in a bad condition. Metal is bought in scrap and paid back in half the value of iron price today. When you buy a good quality fence, you sure will remain a lot back on the boundary.

 

Calculation:

Let’s consider the price of the pre-cast wall. The least is 75Rs/sft. which might not promise the quality, a medium quality is 90Rs/sft. and a good quality wall would cost you no less than 115Rs/sft. When we calculate the area of a pre-cast wall, this is the calculation.

5,550ft. X 6ft. = 33,300

Let’s not go with the best but also let’s not consider the least. Let’s take a medium-quality pre-stressed wall. So, the calculation including all the construction also will be

33,300sft X Rs.90 = Rs.29,97,000 That’s (Twenty-nine lakhs ninety-seven thousand rupees)

What you save with a metal fence:

I have a range of fencing, where let’s now talk about only one kind of fence, C6YF which is a 6 feet anti-theft fence because we are now comparing 6 feet to 6 feet. The price of fence is around (45Rs./sqft (material)+ 15Rs./sqft (installation)+GST. Transportation is included. Now this will be Rs.70.8/sqft. Taking the same calculation ahead, it would be

33,300sft. x Rs.70.8 = Rs. 23,57,640 That’s (twenty-three lakhs fifty-seven thousand six hundred and forty rupees)

The difference is Rs.6,39,360. (Six lakhs thirty-nine thousand three hundred and sixty rupees)

That’s not small I hope but we are not done yet. Please remember this figure as saving 1.

Let’s take the weight of the iron involved in this project will be 100Rs. Per kilogram when we are talking about the ultimate quality material available. There is even material available at 70 or 80Rs. Per kilogram but we swear we don’t do that quality as we know that it wouldn’t last. So, the weight of this project is

Rs. 23,57,640 / 100 Rs/kg = 2,357.64 kilograms.

Let’s consider the price of raw iron today is 55Rs/kilo including GST. Don’t consider the 100Rs. here because galvanizing and fabrication is included in the price of iron, what we should consider is only the raw iron value today.

When you plan to sell the whole fence to create a wall around the boundary, you get back 50% of the iron value today. So,

55 / 2 = 27.5Rs.

Let’s not consider 27.5Rs because the buyer of scrap always wants to reduce his giving so let's take it to be 25Rs. per kilogram. What do we get when we sell this material?

2,375.64kilos X Rs.25 = Rs.59,391

This is not huge but a little adding to your saving 1 which is now Rs. 6,98,751.

Now that’s what you are saving on fence. So, my calculation says that a fence is wiser. After all, that’s what is what we are all working for. Make money, however. Either sell or save.

There might be justifications and arguments against this but I am expressing what I observed and what I calculated.

 

Re-usability:

What's the best part is the re-usability of the fence. What we consider today is that we just save Rs.6,98,751.00 but what we need to discuss more deliberately is the re-usability of a metal fence. Be it a chain link fence or a weld mesh fence, we can separate the mesh from the poles, we can dig the poles out, can separate them from concrete fused into the ground and we can use the same for our other boundary. This way we have what we have invested in not allowing a pie out of our pocket to go to waste. This is a factor which can not be matched by any kind of precast wall where you are investing in a brick which once pasted can not be used for anything else.


Summary:

Fence saves you a lot of money in the first place and also adds to the little re-sellable advantage any day. Also, I hope that a fence looks much prettier than a wall because it is the property which people would like to look at from the outside and when it is all walled up, no one can see other than the buyers who come in. Who knows, there might be a passer-by who can glance from outside and then come in to buy the property.

No influence or force, the choice is yours but reminds you to think wise.
